What it costs

Every building gets walked before it gets a number

Commercial pricing depends on square footage, restroom count, floor type, and how often we're there — so anyone quoting your building over the phone is guessing. We walk the space, write the scope, and hand you one fixed monthly price for it.

Restroom count — the single biggest driver of a janitorial number
Floor type — hard floors take longer than carpet
Kitchen or breakroom — and how it's actually used
Glass square footage — storefronts and partitions add up
Hours of access — after-hours work is often the cheaper arrangement
Consumables — whether paper and soap are on us or on you

Recurring contracts are billed monthly on a fixed price — not hourly, and not per visit. You budget one number.

Post-construction work is quoted by phase, because a final clean on a dusty build is a different job than a touch-up two weeks later. Rough, final, and touch-up can be bid separately or as one package.

How a bid actually happens

1. You send the form. Square footage and frequency are enough to start.
2. We reply within one business day. With a range and a time to walk it.
3. Walkthrough, 20 minutes. We count restrooms and look at floors.
4. Written scope and price. Task list, frequency, monthly number.
5. 30-day trial. Either side can walk. No annual lock-in.
6. Quarterly check-in. Scope gets adjusted as the building changes.

Commercial questions

Are you insured?

Ms. Spotless carries general liability coverage, and we can send a certificate of insurance naming your business as additional insured before the first visit. If your lease or property manager requires specific limits, note it on the form and we'll confirm we meet them before we go any further.

Do you require a long contract?

No. Recurring work starts with a 30-day trial that either of us can end. After that it's month to month. We'd rather keep you because the building looks right than because you signed something in March.

Who supplies products and consumables?

We bring all cleaning products and equipment. Consumables — paper towels, toilet paper, hand soap, liners — are usually the building's, but we'll stock and manage them for a set monthly add-on if you'd rather not think about it.

Can you work after hours or overnight?

Yes, and for most offices that's the better arrangement. Tell us your access setup — key, code, badge, alarm — and we'll work around your business hours instead of through them.

How does post-construction pricing work?

By square footage and phase, because that's what actually drives the labor. A final clean on a dusty build is a different job than a touch-up on the same space two weeks later. We walk the site before we quote it, and the bid separates the phases so you can see what you're paying for.

What if something isn't done right?

Tell us within 24 hours and we'll come back and fix it at no charge. On recurring accounts we'd rather hear it the first week than lose the contract in month four.
